职位描述

The Residential Building Manager is responsible for the day-to-day operations, leasing activities, tenant relations, and overall management of Shannon Mews. This role ensures the property is well-maintained, fully occupied, compliant with regulations, and provides a high standard of service to residents. To ensure efficient property operations, high tenant satisfaction, regulatory compliance, and optimal occupancy levels, while maintaining the overall quality and reputation of Shannon Mews. Key Responsibilities * Leasing & Marketing * List available units across platforms (Facebook, Craigslist and Liv.Rent), and maintain up-to-date listings * Promote vacancies through channels and other rental platforms * Respond to inquiries and maintain communication with prospective tenants * Schedule and conduct property tours * Screen applicants, including conducting reference checks * Prepare and submit leasing packages and documentation * Coordinate move-ins and ensure proper documentation and deposits are collected Tenant & Occupancy Management * Conduct move-in inspections and complete move-out reports * Maintain and update tenancy directory records * Manage tenant communication, announcements, and memos * Administer fobs and building access systems (including buzzer-phone connections) * Manage visitor parking registrations * Process parking and locker applications and cancellations * Maintain updated parking allocation lists * Handle tenant communications, complaints, and dispute resolution professionally Financial & Administrative Duties * Monitor rent collection, arrears, and follow-up actions * Prepare and manage: ** PAD (Pre-Authorized Debit) reports ** Expense reports ** Deposit tracking and reporting ** Monthly operational calendars ** Deliver official notices (e.g., 10-Day Notices for unpaid rent) in accordance with regulations ** Prepare and submit regular Manager Reports (Shannon Mews, Mansion and 58th Ave) Maintenance & Operations * Coordinate and track repair requests and maintenance reports * Ensure the property is maintained in accordance with health, safety, and housing standards * Oversee common areas to ensure cleanliness, safety, and functionality * Coordinate bulk garbage services and waste management * Monitor security camera systems * Support and coordinate fire safety inspections and compliance Building Systems & Compliance * Ensure proper operation of building access systems (fobs, buzzer, entry systems) * Maintain accurate records for operational and compliance purposes * Liaise with contractors, service providers, and internal teams Working Conditions This role is based on a residential high-rise community and requires regular interaction with residents, visitors, contractors, and internal teams.
